Because it is the first building at Mesa del Sol, the developer wanted to set a benchmark for high-tech sustainable design.

The goals of the developer were to design a sustainable, high-tech aesthetic that would draw clean industries to Mesa del Sol. The most noticeable sustainability feature is the two 15,000-gallon tanks located on the north facade of the building. The water captured in these tanks reduces impact on Albuquerque's potable water reserves.

With the completion of this facility, Mesa del Sol produced one of the first LEED Certified industrial Office/Warehouse buildings in New Mexico.
